Affordable housing for sale on Council land
Mark Oliver Homes specialises in providing affordable housing for sale on Council land that is either provided at nil consideration or at a discounted amount, thus giving excellent value for money. The Company is very proud of its innovative scheme for providing affordable housing for purchase by persons on the local authorities housing lists.
Several schemes have been, and continue to be, carried out with the assistance of forward-thinking Councils who wish to see more affordable housing for persons on their Council Waiting List. For instance, in Yorkshire, where certain derelict land which has a value of 10% of the open market value has been provided by several Councils, enabling Mark Oliver Homes to provide housing at a discount to market value in excess of 30%. Where land is more valuable, discounts can be even higher, or a consideration can be provided for the land whilst still ensuring the end product is affordable.
Partnering With Councils
Mark Oliver Homes realise that by partnering Councils who provide the land at a reduced consideration to open market value, they are able to significantly reduce the selling price of the houses due to the savings in land, marketing and interest payments. This allows Councils to achieve their aim of enabling persons on low incomes to be able to buy their own homes.
- The Councils are given the right to nominate purchasers from their housing list for a period of three months following which, if no such purchasers proceed, Mark Oliver Homes are entitled to sell these houses on the open market, but always at the previously agreed fixed prices.
- In future, when the purchasers wish to sell their house, they are obliged to give the Council one month in which to nominate a further purchaser from their housing list, thereby ensuring that the policy of housing local persons is maintained.
N.B. This applies only to institutions; not to individual purchasers.
- Importantly, the onward sale price of these houses is restricted by means of a formula which ensures that these houses are preserved forever as affordable homes.
- However, purchasers are always entitled to buy themselves out of these restrictions by means of a further formula which is payable to the Council and is significantly higher than the original plot would have been worth.
Mark Oliver Homes consider these projects as true partnership ventures, as the Councils wish to provide affordable home ownership to persons on their waiting lists thereby releasing previously Council-rented accommodation to persons in greater need, and Mark Oliver Homes Limited have the benefit of nominations thereby reducing the marketing costs.
